This is a homely 5 bedroom student house, built over three storeys.  All five bedrooms have double beds.  There is a bathroom with shower on the ground and first floors.  The lounge has a comfy red leather sofa and a big flat screen TV. The kitchen was refitted last year and is well equipped with a range of appliances, including a fridge, a freezer, a washing machine and a tumble dryer.  There is a breakfast bar adjacent to the kitchen, which in turn is open plan to the lounge.

The rent here includes all bills, so you do not have to worry about budgeting for these costs.  Gas, electricity, water, TV licence, and fibreoptic broadband are all included.  As you would expect, the gas and electricity are subject to our fair usage policy.

The house is double glazed and properly insulated.  Living here, you will have no worries about safety, with a professionally fitted smoke alarm system, fire doors, burglar alarm, fire extinguishers and an emergency lighting system.  Fast fibreoptic broadband internet is included in the rent. The modern central heating boiler has a full Gas Safe inspection each year - certificates for this are available on request.

Harborne Park Road is a very convenient location.  Less than 10 minutes walk via Vincent Drive, and you find youself at the Medical School and University Station.  The house is also within easy reach of pubs, cafes and shops in the lively student area of Selly Oak, and also the slightly more upmarket Harborne.  There is a general store and off licence within a 3 minute walk of the house, and it is also handy for the retail park in Selly Oak.  

Tenant Information

Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.

The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.

A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.

By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.

If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
