This is a 4 bedroom student house, located in a pleasant residential area. The house was completely refurbished a couple of years ago, and it is still looking extremely smart. There is an open-plan lounge/kitchen with comfy leather sofas and a large flat screen TV.  The kitchen is well equipped with a range of appliances, including fridge, freezer, washing machine, and tumble dryer.  Not many student houses feature a conservatory, so it is a real bonus to find one here at Weoley Avenue.  

The rent here includes all bills, so you do not have to worry about budgeting for these costs.  Gas, electricity, water, TV licence, and fibreoptic broadband are all included.  As you would expect, the gas and electricity are subject to our fair usage policy.

The house is double glazed and properly insulated.  Living here, you will have no worries about safety, with a professionally fitted smoke alarm system, fire doors, burglar alarm and fire extinguishers.  The modern central heating boiler has a full Gas Safe inspection each year - certificates for this are available on request.

Weoley Avenue is a nice quiet location, for those who would prefer to be away from the hustle and bustle of central Selly Oak.  Nevertheless, it is still only a 25 minute walk or 9 minute cycle ride from here to the University of Birmingham Grange Road entrance.  The X64 bus stop is a 1 minute walk away, and provides a direct route into Birmingham city centre.  There is also a direct bus to Newman University in Bartley Green.

There is good sized private garden to the rear, which we keep well maintained - perfect for barbeques in the summer.  There is a garden shed for the secure storage of bicycles. There is also plenty of roadside parking available. 

Tenant Information

Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.

The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.

A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.

By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.

If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
