Flat 5 is a cut above your average student flat.  Even by our own high standards, this flat really does have the wow-factor.  The lounge has a beautiful oak floor with underfloor heating, and a gorgeous red leather sofa.  There is a flatscreen TV and a 5.1 surround sound system linked to the DVD player.  There is also a large glass dining table in the living area.  This really is a great flat for entertaining.

The kitchen is equally amazing. It has gloss black units, with red granite worktops.  There is a double oven, microwave, washing machine, tumble dyer, and dishwasher.  To cap it all, there is a full size American fridge/freezer complete with chilled water dispenser and ice machine.  The bathroom and bedrooms are finished to an equally high standard.

Flat 5 has a burglar alarm and fire extinguisher.  The modern central heating boiler has a full Gas Safe inspection each year - certificates for this are available on request.  The rent here includes broadband internet.

The rent here includes all bills, so you do not have to worry about budgeting for these costs.  Gas, electricity, water, TV licence, and fibreoptic broadband are all included.  As you would expect, the gas and electricity are subject to our fair usage policy.

This is an amazing student flat, with a perfect balance of Bristol Road location, but not at all noisy.  Sainsbury's retail park is only a 5 minute walk away.  The pubs and restaurants of central Selly Oak are within easy reach - for example The Soak pub is 16 minutes walk away.  The Grange Road gate to Birmingham University is 20 minutes walk away.

Living in this flat, you will be the envy of all your friends.  Flat 5 is normally one of our first properties to be let each year, so early viewing is advised to avoid disappointment.

Tenant Information

Our agency will not progress an application until the holding deposit has been paid and an application form is completed and returned by the applicant(s). To avoid unnecessary delays, it’s important that you return your application form(s) within 48 hours.

The holding deposit is the equivalent of one week’s rent, which once paid, is offset against the total balance due.

A tenancy cannot be completed until the agreed first month’s rent and bond are paid in full. On occasions, the Landlord may request a guarantor in order to offer a tenancy subject to referencing. The holding deposit is non-refundable should following referencing, it is discovered that key material facts have been omitted or prove false which then leads to the Landlord declining your application.

By paying the holding deposit, the property you have reserved will be taken off the market and all future viewings cancelled, and it is therefore deemed fair that the tenant will receive no refund should they later decide not to take up the tenancy or fail to move in on the agreed proposed check in date.

If the Landlord decides against proceeding with the tenancy, the tenant will receive a full refund of all monies paid.
